Beyond Transactions: How Loretta Wolff Combines Real Estate, Service, and Community Impact

For many people, buying or selling a home is one of the most significant and emotional decisions of their lives. For Loretta Wolff, helping clients through that journey is about much more than real estate transactions. Serving clients across the Hudson Valley, New York City, Long Island, and northeastern Pennsylvania, Wolff has built a reputation for personalized service, patience, and community involvement. A Realtor for nearly a decade, she has also served in multiple leadership roles on the Sullivan County Board of Realtors and has been featured as a real estate expert on television.

“I think everybody deserves a home or a place where they can feel safe,” Wolff said. “Knowing that I’m providing safety and security and helping them find that—that’s an honor. That’s like my calling.”

In addition to leading NexLvl Real Estate, Wolff serves as president of the NexLvl Foundation, a charitable organization dedicated to supporting local causes and giving back to the communities it serves.

Leadership in real estate

Wolff’s professional background reflects years of industry leadership and service. She has served on the Sullivan County Board of Realtors for the past six years in multiple positions, including Director (2020–2022), Secretary (2023), Vice President (2024), and President (2025–2026).

Her professional credentials include ABR (Accredited Buyer’s Representative), PSA (Pricing Strategy Advisor), C2EX (Commitment to Excellence), e-PRO®, AHWD (At Home With Diversity), and RSPS (Resort & Second-Home Property Specialist).

She is licensed in both New York (License #10311209712) and Pennsylvania (License #RBR005619).

Real estate with a human touch

Wolff said one of the biggest differences in her company is the personal connection they build with clients.

“We actually take the time with our clients, and we help them from start to finish,” she said. “It’s so much more than helping people find houses. You’re becoming part of their life.”

She noted that buying a home is often the biggest and most emotional purchase a person will make. “We’re there to help people get to the next step in their lives, whatever that looks like,” she said.

For her, that often means listening as much as advising. “I had a client say to me today, ‘Are you a psychotherapist?’” she recalled with a laugh. “And I was like, ‘Kind of.’ Sometimes I really do listen and serve as a sounding board.”

Her support often goes beyond traditional real estate work. “I’ve painted decks for people and made sure there’s handrails installed,” she said. “When there’s a problem, I solve it.”

She added that many clients rely on her throughout stressful moments in the process. One first-time homebuyer expecting a baby soon often reaches out for reassurance. “He talks to me and vents to me,” Wolff said. “I’m like, ‘I got you. Don’t worry. We can figure this out together.’”

Serving New York and Pennsylvania

Licensed in both New York and Pennsylvania, Wolff and her team serve a wide geographic area. Their coverage includes Delaware and Sullivan counties, Greene and Columbia counties, the Hudson Valley, New York City, Long Island, and northeastern Pennsylvania.

The company is also expanding beyond traditional real estate through its property management division, NexLvl Getaways, which manages short-term rental properties.

According to Wolff, many investors purchase second homes in scenic areas such as Sullivan County and rent them out when they are not using them.

“People are short-term renting it out to help offset the cost of the mortgage,” she explained.

A changing real estate market

When asked about current trends, Wolff said home prices in areas such as Middletown and Port Jervis have stayed relatively stable over the past year, despite concerns about a possible market crash.

“A lot of people think there’s a market crash coming, and I can’t say that,” she said. “The pricing is kind of the same. It’s not going down.”

Compared with five years ago, prices remain significantly higher due to pandemic-era demand. “During the pandemic, a lot of the prices went higher because Middletown and Port Jervis have the train, so people can commute very easily into the city,” she said.

She added that hesitation among buyers often comes from uncertainty rather than interest rates alone. “I think people are afraid to make the move,” Wolff said. “The interest rates are not as high as people think they are.”

For sellers, she stressed proper pricing. “The biggest mistake a seller could make is overpricing their house,” she said. “If they feel that the value is there in your home, they will overbid or go higher than what you’re asking.”

For buyers, she recommends getting pre-qualified through a lender instead of relying on automated online approvals.

Giving back through the NexLvl Foundation

Community involvement has always been important to Wolff. “I’m a firm believer in giving back,” she said. “As a realtor, we’re here to serve the public.”

The NexLvl Foundation supports several charitable initiatives, including St. Jude Children’s Research Hospital, the Siegal Trust Enriching Arts and Music STEAM Fund, the Realtor Relief Foundation, and the New York State Association of Realtors Housing Opportunities Foundation.

Much of the fundraising comes through annual “Photos with Santa” events, where Wolff combines her photography skills with community service. “The photos with Santa are $40, and they’ve been $40 since I started this four years ago,” she said. “It’s not about photos. It’s about the memories.”

This year, the foundation donated $1,000 to St. Jude through its holiday efforts. “People are still in that giving feeling,” she said. “It really makes a difference.”

Wolff believes giving back is a responsibility. “I think it’s selfish if you don’t,” she said. “They’re giving to you and supporting your business, and if you don’t give back, it’s very one-sided.”

Looking ahead

As NexLvl Real Estate approaches its fourth anniversary, Wolff has ambitious plans for the future. She hopes to continue growing the team by attracting agents who share her values.

“We need more kindness in our industry,” she said. “I’m looking for agents who are kind, who want to help buyers and sellers in this big time in their life.”

She also hopes to eventually open a New York City office to better connect city residents with opportunities in the Hudson Valley and surrounding regions.

For Wolff, however, success will continue to be measured by more than transactions.

“We do so much more than open doors,” she said. “We’re helping people find a place where they can feel safe, and there’s nothing more rewarding than that.”
